AcreRate is a digital marketplace that connects land buyers directly with farmers/sellers. We facilitate a group purchasing model called PlatPool to eliminate the developer profit margin, allowing buyers to acquire land and property at the genuine True Acre Rate.
The $50\%$ saving is achieved by pooling buyers together to acquire land in bulk directly from the seller. This bypasses the costs typically added by developers, such as marketing fees, overheads, and profit margins, passing those savings directly to you.
The True Acre Rate is the raw, uninflated price of the land parcel or farm paid directly to the original seller/farmer. It is the cost before developers apply markups for plotting, infrastructure, marketing, and profit.
No. AcreRate is strictly a marketplace and marketing platform. We facilitate the group purchasing mechanism and manage the pooling process. We do not act as the developer, seller, or legal guarantor of the property.
2. The PlatPool Mechanism (How it Works)
A PlatPool is a group of buyers (typically 13 per acre) who come together to collectively commit to purchasing a large land parcel. Once the pool is fully committed, the group proceeds with the bulk purchase to secure the True Acre Rate.
The Token (Expression of Interest/EOI) is a commitment you make to join a specific PlatPool. Paying the Token secures your slot and your preference for plot facing (e.g., East, West).
The Token price is tiered based on demand (e.g., East Facing plots are in higher demand). This system ensures fair allocation on a “first-come, first-served” basis and allows your final plot price to reflect its market desirability.
Our process typically involves three stages to manage risk and commitment:
- Token (EOI): To commit to the pool and secure your slot.
- Advance Block Payment: To formally secure your plot once the pool is full.
- Final Registration Amount: The remaining balance paid when the plot/flat is ready for final registration or handover.
3. The AcreRate Concepts (Investment Types)
This is for maximum savings. Buyers pool funds for undeveloped land. AcreRate advisors manage the process of securing approvals (RERA/NUDA) and developing the infrastructure. You get a fully approved plot at the end.
This is the fastest model for immediate registration. Buyers purchase raw agricultural land, registered as cents in their name. No plotting or development is done. Ideal for long-term investment or agricultural use.
This model focuses on apartments. Buyers pool funds to acquire the land and finance the construction of the apartment block. This eliminates the developer’s profit on construction, securing you a ready flat with savings of up to $30\%$.
This is for low-risk, ready-to-build plots. We pool buyers to secure a bulk discount (OutRate) on existing, already developed and approved inventory from partners, giving you immediate access to a ready plot at a high discount.
4. Legal, Payments, and Assurance
No. AcreRate is a pure marketplace and does not collect, hold, process, or refund any money related to the sale. All payments, including EOI funds and final sales proceeds, are transacted directly between the buyer and the seller/landowner.
The user (buyer) is solely and entirely responsible. AcreRate provides marketing services, but we offer no legal assurance, warranty, or guarantee on the property’s title, compliance, or physical status. You must conduct your own independent legal due diligence.
If a pool fails, the seller/landowner (who holds the EOI funds) is responsible for administering the refunds according to the terms specified in the listing. AcreRate is not liable for managing or processing these refunds.
If you default after the pool is successfully closed, your initial Token (EOI) may be subject to forfeiture by the seller/landowner, as this default impacts the integrity and viability of the entire pooling group.
